There have to be certain property types in certain areas. -- or neighborhoods in general that fare well today.  Your idea about dissecting the market?  Exactly! Though I&#039;ve never taken on an endeavor as large of even a county, I often look at zip codes and show what neighborhoods (and/or property types) are &quot;pulling more weight&quot; (for lack of better words).  

I especially believe (seen) that in &quot;our close-in DC&quot; area -- comprised mostly of Colonials -- there is a crying need for one story living with a master bedroom on the first floor (a baby boomer want/need for the most part).  That may not be the case in Intown Atlanta (example) but that&#039;s precisely the point.  The mass media communicators of &quot;hyper-generality&quot; need to be challenged. 		<description>I agree it depends...as a whole many of the areas you identified above are not doing well but breaking the cities down into smaller chunks (like you mention) would reveal (in my opinion) pockets of very good activity, not just holding their own, but actually thriving.  Wouldn&#039;t that be a great study to break down one of the cities, let&#039;s say Atlanta, and actually pin-point where they are thriving and what areas are causing the biggest problems.</description>
