After all, by accurately reading the ebbs and the flows of the market, you can potentially save thousands of dollars on your purchase. Of course, the trick to making this happen involves knowing how to time the market in order to purchase the property at the best price possible while still getting the property of your dreams.</p>
<p><strong>What Does Timing the Market Mean?</strong></p>
<p>Put simply, timing the market involves choosing the best time to make a real estate purchase in order to save the most money. When in a recession, such as the one the United States is currently climbing its way out from, purchasing property right away will prevent you from saving as much as you possibly can. If you wait too long, on the other hand, real estate prices will start going up and you will have missed out on the opportunity to the largest amount possible. Therefore, timing the market involves watching market trends in order to purchase the property as close to the bottom price as possible.</p>
<p><strong>Following the U Curve</strong></p>
<p>In order to better understand the concept of timing the market, it can be helpful to think of the market and its recovery as the letter &#8220;U.&#8221; The top left side of the U would represent when the economy is in full-swing, which is when real estate prices are at their highest. As the effects of the recession start to hit the real estate market, prices start to slide down the left arm of the market. Ideally, you will want to make your real estate purchase once the prices hit the bottom of the U. Of course, it isn&#8217;t possible to perfectly time the market at its lowest point. Rather, your goal should simply be to make your purchase as close to this bottom point as possible.</p>
<p>The bottom line is simple &#8211; if you missed making your purchase while the market was experiencing downward momentum, it&#8217;s not too late to purchase real estate at significantly reduced prices. Most markets throughout the country have already bottomed out and are starting to climb back up the right side of the U. Combine the low prices with government tax breaks, and there truly has never been a better time to make a property purchase.</p>

Inventory was high and sales were low.   Frustration was lurking in every aspect of real estate from banks to brokers.  Now that the New Year is finally here, a new housing market seems to be upon us.  So why was it so difficult to see coming?</p>
<p>When I initially did my training as a real estate agent, I was taught to negotiate deals that ultimately ended in a win-win scenario.  In 2009, win-win seemed rare with the majority of deals ending in win-lose with the seller usually on the losing end of the stick.  Agents representing sellers have resorted to a “damage control” type of approach when presenting their clients with the only available offers.  We as real estate agents tried to paint a sunny picture but the reality of a down market was starring us in the face.  Needless to say, it wasn’t fun to be a real estate agent in 2009.</p>
<p>With customer and industry professionals alike looking for the light at the end of the tunnel a lot has been written over the past year as to when this would come to an end.  All through 2009 real estate experts tried to predict the precise moment the real estate market would bottom out.  In most cases it was difficult to forecast trends in either direction due to the injection of government stimulus money.  Buyers looking to capitalize on the tax credit were only pushing one sector of real estate (first time home buyers) creating an unstable, almost false increases in sales.  Sales trends were represented by peaks and valleys on sales charts across the nation.  Now we are seeing other areas of real estate starting to incline (luxury, commercial, land, etc) which supports the theory that there is organic growth in the overall market.</p>
<p>Now in 2009 with the luxury of hindsight, I think it is safe to say that 2010 will surely be a new market.  The new market that has had a cleansing of sorts bringing buyers and sellers a little closer in terms of expectation and realizations.  Hopefully with better days ahead it will once again be fun to be a real estate agent.</p>

			<content:encoded><![CDATA[<p>There’s no getting around it…energy costs are increasing and it is reported that the “average” U.S. household will pay $2,300 this year on residential energy costs.  Of that amount, heating will account for almost 45 percent.  According to the U.S. Department of Energy&#8217;s Energy Information Administration homes heated with natural gas will pay about $30 more compared to last winter, while those heating with electricity will pay about $80 more.</p>
<p>If you’re interested in cutting these costs, here are some easy things you can do.</p>
<ul>
<li><strong>Turn down the thermostat.</strong> Lowering it by just 1 degree can reduce heating energy costs up to 5 percent–between $35 and $70, depending on the fuel used to heat the home.</li>
<li><strong>Plug leaks.</strong> Even the smallest gaps between windows and doors can collectively add up to big energy losses. Simply plugging these leaks with caulk or other materials is something that most homeowners can do themselves and is the first action that should be taken to combat high heating fuel costs. Once these leaks are sealed, homeowners should also consider installing proper insulation, especially in the attic and crawl spaces.  By doing these two things,  American households can reduce home heating costs by up to $180-$340 per year, depending on the fuel used.</li>
<li><strong>Don’t heat empty space.</strong> About 80 percent of space is usually not being used at any given time. Closing vents in unoccupied rooms and using small space heaters (make sure they are fairly new and up to current safety standards!)  to heat occupied areas can save a significant amount of energy and money.</li>
<li><strong>Use a programmable thermostat.</strong> The initial outlay of about $100 can save American households up to 10 percent on their home heating bills–up to $90-$170 a year.</li>
<li><strong>Set the hot water heater to 130 degrees.</strong> Use cold water when washing clothes to save more energy and reduce bills for water heating.</li>
<li><strong>Replace the most used lighting bulbs with compact fluorescent bulbs.</strong> The result will be a savings of about $135 over the lifetime of the bulbs.</li>
<li><strong>Look for the label when replacing systems.</strong> When choosing a new heating and/or cooling system, windows, or appliances, consumers should purchase models with the ENERGY STAR label.</li>
<li><strong>Save gas on the road with a few simple measures.</strong> Tune the engine (4 percent savings), use the recommended grade of motor oil (1-2 percent), keep tires properly inflated (up to 3 percent), curb aggressive driving (10 percent on average, but could be as much as 33 percent), and remove unnecessary weight from the trunk (2 percent per 100 pounds).  Of course, you can save even more by carpooling, taking public transportation, riding a bike or walking.</li>
<li><strong>There’s an apps for that! – In fact there are many.</strong> One of the most exciting of the lot is Tendril Vantage Mobile’s solution.  The app, slated to start launch in 2010, will be serve as an interactive energy management platform that will allow consumers to see their real time energy consumption and cost fluctuations.  Another engaging feature is the ability to control  appliances and thermostats remotely.</li>

<p>DENVER, November 10, 2009 &#8211; During the opening night of Denver Arts Week, November 6th, 2009, as a gallery participant, “Gallery Photo Martini Club,” hosted over 20 artists, each displaying past collections of their photography.  Pieces ranged in price, style and subject matter.  The gallery saw over 450 guests come through its doors that night and welcomed the audience to vote on their favorite body of work submitted by the photographers. Photo Martini Club member, Brian Imhof, was voted favorite for People’s Choice Award.  His work will be hanging through the month of November alongside other participating artists.  Gallery hours are daily from 9-5 and by special appointment. About Shot! Magazine, Photo Martini Club and Gallery Photo Martini Club</strong></p>
<p>Founded in 2003 by Andrea Sowell, Photo Martini club, LLC has grown to include more than 450 professional and novice photographers.  Established as a way to give local photographers a purpose for their creativity, the group sponsors monthly shows of work focused around a central them.  These different topics are determined via club vote.  Past show themes include: Rhythm; In the Spirit of Jack Kerouac; Voyeurism; Artopia; Shadows; and many more. The work of each artist debuts the night of the show &#8211; where friends, family and fellow photographers can view individual interpretations.</p>
<p>In December of 2007, Shot! Magazine (A Photo Martini Club Publication) made its debut.  Dedicated to photography and the arts, the publication highlights Photo Martini Club member talent.  Shot! Magazine contains rich photographs, articles and exposés on some of Denver&#8217;s finest organizations.  Published every other month, SHOT! Magazine’s theme coincides with the current Photo Martini assignment and gallery show. With over 10,000 copies distributed (not including subscriptions), SHOT! Magazine can be found in museums, galleries, coffee shops and other fine establishments around the Denver area.</p>
<p>Gallery Photo Martini Club, located at 3920 Tennyson Street in the Tennyson Arts District, opened in January, 2009.  Displaying art by Photo Martini Club members only, the Gallery is another venue for highlight members’ talents.  In addition, the Gallery space is available for special events and parties on an hourly rental basis.  A unique feature of the space is an in-house studio with tungsten lighting, chroma screen and seamless backgrounds.  Use of this studio space is open to the public for a minimal fee.</p>
