Foreign real estate investors expect recovery of the U.S. market by the end of the second quarter 2010, according to a new survey from the Association of Foreign Investors in Real Estate (AFIRE).

Although 75 percent of the survey respondents had not yet invested in 2009, more than two-thirds plan to invest some debt or equity in U.S. real estate before the end of the year.

Highlights of the latest AFIRE survey are:

  • Respondents project their investments for the rest of 2009 will be substantially greater than their investments completed year-to-date.
  • On the debt side, respondents expect to invest three times more than their current YTD investment levels.
  • Equity investors expect to place seven times more than their current YTD investments.
  • 31 percent are more optimistic than at the beginning of the year.

AFIRE members projected the office sector will lead the recovery, followed by multi-family and industrial sectors. In comparison, in the January survey, they expected the multi-family sector to lead it.
