Rental Rates in Cherry Creek Shopping District Remain High Despite Vacant Retail Space

Although the Cherry Creek North retail district is still bringing in the business, there are still nearly just as many retailers closing their doors in the district as there are opening them up for business reports the DenverPost.com. Why? According to many experts, the cost of renting a retail space within the district is simply too much to justify opening up a store there. Nonetheless, owners of the retail space would much rather keep the space vacant than bring down their rent expectations.

“Cherry Creek is still the strongest retail submarket in the metro area,” said Mary Beth Jenkins, who is the president of The Laramie Co. “This is a destination area that draws from a six-state region. Regardless of the economy and the vacancy, this is the one location in town that will be the last to crater.”

In other words, despite the economic downturn, retail space in the Cherry Creek North shopping district isn’t likely to see a rent decrease any time soon. With the popularity of the shopping district combined with the fact that the Cherry Creek North business Improvement District is moving forward with plans to invest $18.5 million into the district in order to install new benches, lighting, signage and landscaping, retail space in the area is simply far too valuable for the owners to justify bringing down the costs.

“Owners in Cherry Creek are sticking to what they used to be getting and saying they’ll just keep the space vacant,” said Susan Karsh, who is the managing director at Frederick Ross Co., which specializes in retail leasing. “Rents are all over the place because there are a lot of independent (building) owners in Cherry Creek North who can do what they please. Different landlords have different financial considerations.”

According to Julie Bender, who is the president of the Business Improvement District, a growing number of merchants are also deciding to purchase their buildings. Just last year, for example, Stephanie and Lee Prosenjak purchased the 10,500 square foot building that currently houses their Cherry Creek Dance for $4.96 million. Similarly, Max Martinez and Scott Seale recently paid $2.6 million for the 6,200 square foot building that used to house Smith & Hawken. The pair plans to relocate Max’s women’s clothing boutique into the building. Interestingly, the former owner, John Sheridan, never intended to sell the building. But, after Smith & Hawken closed its doors and he was unable to release the building, he decided to go ahead and sell the building.

While some owners are selling their buildings, yet others are taking steps to prepare for the future. Don Sturm, who is the landlord of the JoS. A. Banks, is planning to extend the storefront in order to make the buildings fronting Filmore Plaza more inviting and accessible by pedestrians. Others are reinforcing their buildings in preparation for adding condos on top once the housing market turns around. Of course, moving forward with some of these plans will largely depend upon the residents and the changes they allow to be made to the neighborhood.

Cherry Creek North Kicks Off Annual Sidewalk Sale

The much anticipated annual Cherry Creek North Sidewalk Sale kicked off today and will continue to run through Sunday, July 25th. Every year since the event first started to take place 40 years ago, the Cherry Creek North Sidewalk Sale has had something special to offer to those in attendants. But, according to organizers, this year’s event is poised to be the biggest and most exciting sale to date.

Cherry Creek Undergoes Makeover

Last year, the Cherry Creek North Business Improvement District completed its sale of $18.5 million in district bonds for the neighborhood’s first big makeover in two decades. Workers for contractor Weitz & Co. began the first phase of the project this spring. Notable changes include attractive new signs, upgraded pedestrian lighting and improved intersections. The project plans to add high-tech, pay-by-phone parking meters. And the city will repave the streets.

The major developments in Cherry Creek are 150 S. Madison, greenHOUSE, the Marquis Estate of Cherry Creek and NorthCreek. Consisting of 29 condos, 150 S. Madison is a residential project developed by Madison Bayaud Partnership LLC.  The first phase of Zeppelin Development’s greenHOUSE condo project includes 58 units of about 65,000 total square feet. Still in the design stage, phase two includes 160 units, a café, exercise room and pool, early childhood center, patio and walkways.

The Marquis Estate of Cherry Creek, built by Site 7 in 2006 at 278 St. Paul Street, is currently listed at $4,695,000. The residence first went on the market in January for more than $7 million. Along with its stylish and sophisticated contemporary architecture, the home features four bedrooms, five bathrooms, a formal dining room, hot tub, media room, master suite, pool and attached garage.

NorthCreek, built by Western Development Group LLC, is a mixed-use, block-sized project bounded by Detroit Street, Fillmore Plaza, Second Avenue and First Avenue. Its commercial square footage and 49 residential units total 40,000 square feet. The third phase was completed in the fall of 2009 as reported by ColoradoBiz.

Jobless Benefits Extended

At 8 A.M. Eastern this morning, President George W. Bush signed into law an extension of unemployment benefits, according to the White House.

It gives seven more weeks of unemployment payments to workers who have exhausted their current jobless benefits. For those in states with the highest unemployment rates, an additional 20 weeks will be allowed.

On Thursday, the government reported the number of workers filing new claims for jobless benefits last week was at its highest level in 16 years and more than 4 million people were now receiving unemployment benefits.

With more Americans filing jobless claims than at any time since the 1992, the Senate’s passage of the House’s unemployment insurance extension legislation will help speed a few weeks of relief to more than 2 million workers who continue to search for  jobs in tough economic times.

The House passed the bill in October.

Cherry Creek – Above The Fray

Despite some of the economic woes facing the rest of the nation,  Cherry Creek North remains above the fray. According to local officials this feat was accomplished due to a change in management, high occupancy rates in retail and office space, and the district’s proximity to Denver.

The Cherry Creek North Business Improvement District sold $9.25 million in general obligation bonds on Oct. 21, which allows this upscale shopping district to move forward with its wish list of capital improvement projects.

Julie Bender, president and CEO of the Cherry Creek North Business Improvement District, is credited with turning the group’s finances around. Last month, Standard & Poor’s Corp., issued A+ ratings to the bonds, and Fitch Ratings assigned an A-. All agreed the bonds’ outlook was stable.

Both rating agencies applauded the district’s new management for keeping its financial condition above the Fray.
